Start by checking the county

Cedar City is in Iron County and forms its own statistical area, CBSA 16260. St. George is in Washington County and forms a separate one. Content published about "Southern Utah" is usually the latter. Two markets, two sets of numbers, and mixing them is the most common error in this valley.

Small markets move differently

With fewer transactions, a single unusual sale can drag a monthly average somewhere misleading. Month-to-month swings here often say more about which houses happened to close than about any underlying trend. Longer windows tell you more.

The university effect

Southern Utah University shapes demand in ways that do not show up in a headline figure. The academic calendar affects when things list, when they sell and who is looking. Understanding that is often more useful than a median price.

What actually helps

  • Ask which county and which month any figure came from
  • Look at what sold on the specific street, not the metro
  • Treat list price and sale price as different things
  • Ignore any statistic that arrives without a date attached
