Washington County is a separate market with its own price levels, its own inventory and its own buyers. Happy to take clients here.

St. George is a different market from Cedar City and I will not pretend otherwise. Lower elevation, longer season, higher price levels, deeper inventory, and a buyer pool that skews heavily toward people relocating from out of state. When I quote you a number here it comes from Washington County comparables, not from up the interstate.

Marketing does more work here than in a thinner market. A buyer is often choosing between your house and four others they saw the same afternoon, so reach and presentation matter rather than just looking nice.

Greater Zion drives a lot of this. Proximity to Zion National Park shapes demand across the whole county, and the towns east toward Hurricane and Springdale price differently from the ones west toward Ivins and Santa Clara. Knowing which side of that line a house sits on is most of the pricing conversation.
