Hurricane sits on the road to Zion, and that shapes more of its housing market than anything else about it.
On the east side of Washington County along SR-9, Hurricane has grown fast without losing the feel of a smaller town. You get more land for your money than in St. George proper, a shorter drive to Zion, and a noticeably different pace once you are off the main road.
The market splits in a way that catches people out. There is established housing in town on the older grid, and there is newer development spreading toward the ridge and out along the highway. Those two price and appreciate differently, and a search filter will not tell you which one you are looking at.
Buyers here are often choosing between Hurricane, La Verkin and Toquerville without realising how different the three are on lot size, water, and how far the commute actually runs. That is worth twenty minutes in a truck before you write anything.
