Kanab has so little inventory that countywide averages tell you almost nothing. Pricing comes down to a handful of genuinely comparable properties.
The county seat of Kane County, Kanab sits on US-89 between Zion, Bryce and the north rim of the Grand Canyon. That position drives the economy and it drives the housing market. Tourism, film history and the national parks put a floor under demand that a town this size would not otherwise have.
Inventory is thin enough that a single listing moves the numbers. Countywide statistics are close to meaningless month to month. The right comparable might be three houses rather than thirty, which means walking the street matters more than reading a report.
North of town, Orderville and Glendale in Long Valley are a different proposition again, closer to the east entrance of Zion and priced accordingly. People searching Kanab often end up buying in Long Valley once they see what the drive actually is.
