Southern Utah Realtor Guide: What to Know Before You Buy

Southern Utah is not one market. It is at least four, and they price differently, sell differently and attract different buyers.

Know which market you are actually in

Cedar City sits in Iron County and forms its own statistical area. St. George and Hurricane are Washington County. Kanab is Kane County. Richfield is Sevier County. A statistic drawn from one tells you very little about the others.

Elevation changes everything

Cedar City is meaningfully higher than St. George and gets a real winter. Brian Head is higher again. Buyers arriving from the low desert are regularly surprised by this, and it affects heating, roofing, driving and how a house is built.

Distance is not what the map suggests

Drive the route before you decide. A commute that looks trivial on a map can be a different proposition in weather, and towns that appear close together can feel very far apart in practice.

What to check on any property here

  • Which county the comparables came from
  • Water, especially on land
  • Access and how it is maintained in winter
  • What utilities actually reach the parcel
  • Whether the drive works in February, not just July
