If you are buying
- Talk to a lender before you look at anything
- Drive the neighbourhood at a different time of day than your showing
- Go to the inspection and follow the inspector around
- Ask what sold on this street, not in this city
- Know your deadlines and who owns each one
If you are selling
- Price from Iron County sold data, not from active listings
- Assume a meaningful share of your buyers are shopping from out of the area
- Fix the cheap obvious things before photography, not after
- Ask how your listing will actually reach anybody
- Expect the inspection to find something, and decide in advance what you will do about it
If you are doing both
Sequencing is the whole problem. Selling and buying at once means either owning two homes briefly or owning none. Both are survivable and neither should be a surprise. Work out which one you are prepared for before you list.
